I personally visit all my properties, and oversee all the important aspects of the REO assignment: CFK negotiations, BPO valuation, Code Enforcement issues, offer negotiations and escrow.
Team player. I am aligned with the Asset Manager in that our task is to dispose of our assets in a timely and efficient manner, and for the best price possible. I am always available to asset managers for any questions they may have. A satisfied asset manager is always my primary goal.
Sensible yet effective BPO’s. I price my properties from a Broker’s perspective, yet without forsaking my appraisal experience. I take into consideration current market dynamics when pricing my REO’s, yet I strive to use valuation practices and adjustments that all intended users can make sense of.
Communication. I am a “low-maintenance” Broker. My 18 yrs. of experience has taught me to be self-sufficient and not bog down the asset manager with unnecessary communication.
Vendors, For those clients who do not have Field Services, I have a database of qualified and proven vendors including locksmith, attorney’s, handyman services and licensed Contractors, appraiser, termite inspectors, etc.
Technology:
Computer literate since 1988, and proficient with most software programs used in the industry. If your firm uses web-based software or a Portal, then I'm probably familiar with it.
